A valuation is only as good as the data behind it and the credentials of the person who signed it. Sciencejourneyz prepares formal property valuations through a registered valuer who is a full member of the Institution of Surveyors of Kenya (ISK). The report follows the International Valuation Standards framework, identifies the basis of value clearly (market value, insurance reinstatement, or forced-sale value — whichever applies), and lists every comparable transaction used to arrive at the final figure. Turnaround for residential properties is five to seven working days from site inspection. Commercial and agricultural properties typically require ten to fourteen working days given the additional due-diligence steps involved.

Mortgage applications

All Kenyan banks and SACCOs require an ISK-registered valuation before approving a property-backed loan. Our reports are accepted by Equity Bank, KCB, Co-op Bank, and most local SACCOs operating in Western Kenya.

When distributing an estate, a court-accepted valuation prevents disputes among beneficiaries and satisfies the probate requirements of Kenya's Succession Act. We handle these cases with appropriate sensitivity.

How much does a valuation cost?

Fees are calculated as a percentage of the property's assessed value, in line with ISK guidelines. For a typical residential property in Kakamega valued at KSh 4,000,000–8,000,000, you can expect to pay between KSh 25,000 and KSh 55,000. We provide a written fee quote before any work begins.

Do I need to be present for the site inspection?

Not necessarily. You or a representative with access to the property is sufficient. We do recommend that someone who knows the property's history is available to answer questions about any improvements or defects that may affect value.

Can a valuation be challenged?

Yes — if you receive a valuation from another source that differs materially from ours, we offer a review service. We will examine the methodology and comparable evidence used and advise you on whether a second formal opinion is warranted.

Is my valuation kept confidential?

Your valuation report is issued to you as the instructing client. We do not share the figure, the property details, or the report with any third party — including potential buyers — without your written instruction. This is standard professional practice and one we take seriously.
